For Real Estate Investment:

  • Certification from the Public Registry of Panama proving ownership.
  • Certification from the National Land Titling Authority verifying the value of the property.

For Real Estate Investment via a Purchase Promise Contract:

  • Notarized copy of the promise to purchase contract for the property(ies), duly registered with the Public Registry.
  • Original or notarized copy of the trust agreement stating that the entire amount held in trust will be disbursed in partial payments related to the obligations assumed by the trustor due to the purchase promise made with the real estate company.

For Investments Through a Licensed Securities Brokerage:

  • Certification issued by the licensed securities brokerage approved by the Superintendency of Securities Market of Panama, detailing the investor’s name, investment amount, the securities held, and the entity holding the securities.
  • Notarized copy of the resolution granting the securities brokerage license issued by the Superintendency of Securities Market of Panama where the applicant’s investment account is maintained.
  • Certification from the Superintendency of Securities Market of Panama regarding the registration of the securities related to the investment.

For Fixed Term Deposits in the Banking Sector:

  • Notarized copy of the fixed term deposit certificate from the issuing bank, indicating the holder, the value, and the term of the deposit.
  • Certification from the bank confirming the existence of the deposit, its holder, value, term, that it is free from encumbrances, and that the funds are from a foreign source.

Proof that Funds for Investment Originated from Abroad:

  • Letter from a foreign or local bank certifying the transfer of funds. If issued abroad, it must be legalized by the Panamanian consulate or through Apostille.
  • Bank statement from the foreign bank, duly stamped and legalized.
  • Notarized letter from the recipient of the funds, or an original bank certification confirming the deposit or transfer and that the funds originated from abroad.

 

Requirements to Process the Permanent Residency Permit as a Qualified Investor before the National Migration Service:

  • Power of Attorney granted by the applicant (notarized).
  • Application by the legal representative.
  • Three (3) passport-sized photographs.
  • Properly authenticated copy of the passport (by Notary or the relevant Authority).
  • Criminal Background Certificate.
  • Health Certificate.
  • Personal Background Affidavit Form.
  • Payment of US$ 5,000.00 to the National Treasury.
  • Payment of US$ 5,000.00 to the National Migration Service.
  • Certification issued by the Investment Promotion Directorate.

If you have Dependents, also provide:

  • Power of Attorney and joint application from the primary applicant and any adult dependents.
  • Certificate proving the relationship: marriage or birth (authenticated and translated).
  • Notarized Letter of Responsibility.
  • Authorization Letter in case only one parent is presenting.
  • Payment of US$ 1,000.00 to the National Treasury (for each dependent).
  • Payment of US$ 1,000.00 to the National Migration Service (for each dependent).
  • For children over 18 but under 25 years of age:
    • Certificate from an educational institution proving full-time student status.
    • Affidavit of Single Status before a Panamanian Notary Public.

Once the application is filed, permanent residency would be granted within approximately 1 to 2 months.
